CONVEYANCING FEES INFORMATION

Ata & Co. will do their best to see that everything proceeds as smoothly as possible and ensure that every effort is made to achieve a satisfactory outcome of your case. Mr Vipool Trivedy is a consultant solicitor at Ata & Co and will have the day-to-day responsibility for your matter. Nasir Ata is the principal of the practice and will make all important decisions on your case, consider all incoming post and be ultimately responsible for all the advice that you are given.

Vipool was admitted as a solicitor in 1990 and has over 30 years experience
in private client matters. He specializes in commercial property matters and
is also experienced in domestic conveyancing and wills and probate.
Vipool’s Hourly Rate: £250-£300.

Our fees include the following services where applicable:

  • The initial attendance and taking your instructions
  • Liaising with many different parties – the representative or solicitor for the other party to the transaction and estate agents
  • Preparing contract pack (on sales)
  • Examining title documents (on purchases)
  • Exchanging contracts
  • Completing transactions
  • Conduct searches (on purchases)
  • Pay Stamp Duty (on purchases)
  • Registering property (on purchases)
  • Producing necessary documents and forms
  • Keeping you up to date with the progression of the case
  • Any further services that may arise due to the specific nature of the
    case.

Disbursements

In addition to our fees you will need to pay for disbursements – i.e. reimburse us for payments we need to make on your behalf. These will typically be:

  1. Miscellaneous searches and bank transfer fees totalling approximately £25.00
  2. Landlord’s legal fees of – TBA
  3. Land registry fees of approximately £6.00- £15.00 to obtain official copies
  4. Land registry fee to register your ownership if you are a buyer- TBA
  5. Local search fee if you want the search done. In commercial transactions many purchasers decide not to carry out local authority searches. These searches cost around £350
  6. Stamp Duty Land Tax for purchasers or new lessees- TBA

Disbursements are payable as and when they become due except for those which are payable after completion. These are payable at the same time as the firm’s fees.

VAT

The Value Added Tax (VAT) is currently an additional 20% cost on top of the quoted fees. The firm has to transfer this tax to the UK government. For example if our quoted fee is £1000, we calculate 20% of £1000 as £200, and the fees + VAT would be £1200 (£1000+200).

Stamp Duty Land Tax

This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.

Property Price Quotes

The prices quoted are exclusive of all disbursements like search fees, land registry fees, stamp duty, probate court fees etc. and are quoted on the basis of a standard transaction with no complications on title, planning or other issues. If the transaction becomes complicated added fees may be charged on an hourly basis or fixed fee quote which will be agreed with the client before proceeding with the work. A standard transaction takes approximately 8-12 weeks to complete and if you want the matter completed earlier further fees may be charged.

Prices do not include any work for mortgage companies. We generally don’t act for mortgagees as we are not on lenders’ panels.

Costs Estimates

Please note that a commercial transaction typically takes around 8-12 weeks to complete from the date of receipt of draft contract documentation, although it can often take longer due to circumstances beyond our control. If you want your matter completed in less time a further fee will be charged. We will discuss any such increases with you before applying them to your matter. In addition to our fees you will need to pay for disbursements –
i.e. reimburse us for payments we need to make on your behalf.

Outline factors that would typically increase the cost of the service. For
example:

  • if legal title is defective or part of the property is unregistered
  • if you discover building regulations or planning permission has not
    been obtained
  • if crucial documents you have previously requested from the client
    have not been provided
