Disbursements are payable as and when they become due except for those which are payable after completion. These are payable at the same time as the firm’s fees.
The Value Added Tax (VAT) is currently an additional 20% cost on top of the quoted fees. The firm has to transfer this tax to the UK government. For example if our quoted fee is £1000, we calculate 20% of £1000 as £200, and the fees + VAT would be £1200 (£1000+200).
This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.
The prices quoted are exclusive of all disbursements like search fees, land registry fees, stamp duty, probate court fees etc. and are quoted on the basis of a standard transaction with no complications on title, planning or other issues. If the transaction becomes complicated added fees may be charged on an hourly basis or fixed fee quote which will be agreed with the client before proceeding with the work. A standard transaction takes approximately 8-12 weeks to complete and if you want the matter completed earlier further fees may be charged.
Prices do not include any work for mortgage companies. We generally don’t act for mortgagees as we are not on lenders’ panels.
Please note that a commercial transaction typically takes around 8-12 weeks to complete from the date of receipt of draft contract documentation, although it can often take longer due to circumstances beyond our control. If you want your matter completed in less time a further fee will be charged. We will discuss any such increases with you before applying them to your matter.
